Residential Block Management

The management of residential blocks is an increasingly complex area of work which requires the services of experienced professionals. As an RICS regulated firm we are able to provide you with the help you need.

We act as managing agents for numerous properties within Brighton and Hove and beyond from converted historic buildings to modern purpose-built blocks. If you own the freehold of a property or have formed a right to manage company then we can assist you with the day-to-day running, maintenance and upkeep of your property.

As managing agents we can:

• Undertake a maintenance report of the property and prepare plans for the future maintenance of the block
• Prepare the service charge budget, issue service charge demands and hold clients money in a client account.
• Issue and collect ground rent demands.
• Oversee the day-to-day running of the block and respond to any leaseholder enquiries.
• Pay invoices for the maintenance and upkeep of the block.
• Keep accounts for the block and arrange for certified year end accounts.
• Prepare specifications of works and act as contract administrator for any major works required for the upkeep and maintenance of the block.
• Deal with leaseholder consultation procedures under S.20 of the Landlord and Tenant Act and the Commonhold and Leasehold Reform Act.
• Assist with legal compliance issues relating to the block including the Regulatory Reform (Fire Safety) Order 2005, the Control of Asbestos Regulations and other matters.

We are able to advise on defects and problems and we have experience of preparing reports in respect of leasehold disputes for court proceedings and for the First Tier Tribunal.
